Oak Bluffs sale prices split as one deed tops $1.5 million in July

OAK BLUFFS -- A Tradewinds Road property sold for $1,575,000 in late July, the priciest of 10 deeds recorded in Oak Bluffs over the past month, though sale prices were disclosed in fewer than a third of the transactions.

MARKET OVERVIEW

Ten deeds were recorded in Oak Bluffs between July 17 and Aug. 15. Only three listed a sale price, ranging from $235,000 to $1,575,000, with a median of $600,000 among the disclosed sales. The remaining seven transfers listed no consideration amount. Price not disclosed. The raw count of 10 recorded deeds suggests a period of ordinary activity, but with 70% of transfers carrying no disclosed price, the data offers a limited window into actual market values this period.

TOP SALES

83 Tradewinds Road sold for $1,575,000 on July 27. Anne M. Carroll was the seller; the buyer of record is Longbridge Financial LLC, with Mortgage Electronic Registration Systems Inc. named on the deed.

44 Eastville Avenue sold for $600,000 on July 24. Regis and Vesna Nepomuceno were the sellers; Rockland Trust Co. is listed as the buyer.

27 Island Inn Road, Unit 7, sold for $235,000 on July 21. Buckys Summer Estates Inc. was the seller; Agnes P. Green and Alicia R. Isaac were the buyers.
