Price range widens as Chilmark's September sales top out above $12 million

CHILMARK -- Dukes County Registry of Deeds records show eight property transfers in Chilmark between Sept. 4 and Oct. 3, led by a $12,267,500 sale and including four transfers moving property within the same family through trusts.

MARKET OVERVIEW Eight deeds were recorded during the period. Three listed a sale price so far, ranging from $124,999 to $12,267,500, with a median of $2,700,000 among those three. The other five show price not yet available, which is typical for recently recorded deeds and usually means the figure has not yet reached the registry's data, not that a price was withheld. With only three of eight sales carrying a price and no prior-period figures provided for comparison, the raw count alone does not indicate whether this was an active or quiet period for Chilmark.

TOP SALES The largest recorded sale was a Chilmark property that sold for $12,267,500 on Sept. 16. The sellers were Michael L. Marcus and Jennifer W. Marcus; the buyers were Robert A. Vigoda, as trustee, and Forest Road Realty Trust. A street address was not specified in the deed data for this transaction.

6 Trails End sold for $2,700,000 on Sept. 16. The seller was New Red Hat LLC and the buyer was Peter Goldberg.

44 Cencelle sold for $124,999 on Sept. 4. The sellers were Nina R. Fleishman Reed and Nina Reed; the buyers were Figure Lending LLC and Dart Collateral Manager LLC.

The remaining five properties, at 33 Cove Road, 3 Larsen Lane, 0 North Road, 11 DHS Hill Road and 15 Marsh Road, sold between Sept. 9 and Sept. 11. Prices for those transfers are not yet available.

NEIGHBORHOOD BREAKDOWN No two sales in this period shared a street name, so no street-level cluster emerged. By price tier: two sales were above $1 million ($12,267,500 and $2,700,000), one sale was under $500,000 ($124,999), and the remaining five sales have no recorded price yet.

MARKET NOTES Four of the eight transfers, at 33 Cove Road, 3 Larsen Lane, 0 North Road and 11 DHS Hill Road, moved property within the same family through a trust, estate or similar internal transfer rather than to an unrelated buyer: the Flanders, Fenner and Tierney transactions all list a grantor and grantee sharing a surname. Buyers and sellers across the period's deeds also included several limited liability companies and trusts, among them New Red Hat LLC, Sin of the Sea LLC, Figure Lending LLC, Dart Collateral Manager LLC, Pond Shore Trust, Fenner Menemsha Realty Trust and Forest Road Realty Trust. Bedroom, bathroom and square-footage figures are not available from deed records and are omitted from this report.
