Only one of two Aquinnah deeds carries a price so far this period

AQUINNAH -- The Dukes County Registry of Deeds recorded two property transfers in Aquinnah between Aug. 28 and Sept. 26, and only one carried a sale price by the time this report was compiled.

MARKET OVERVIEW Two deeds were recorded in the period. One, for 22 Old South Road, sold for $225,000. The second, an address in Aquinnah not further specified in the deed record, has no recorded price yet. With only one confirmed sale price, there is not enough data to calculate a meaningful median or price range for the town this period; the $225,000 figure reflects the single recorded transaction, not a market-wide range. Two recorded deeds is too small a sample to characterize the period as active or quiet.

TOP SALES 22 Old South Road sold for $225,000 on Sept. 9. The seller was Old South Road LLC and the buyer was Martha's Vineyard Bank. The second recorded deed, dated Sept. 15, does not yet have a sale price available. It lists Healing and the Martha's Vineyard Commission as parties on both sides of the transfer, seller and buyer.

NEIGHBORHOOD BREAKDOWN With only two recorded deeds in the period, no street or neighborhood pattern is evident. The one priced sale, on Old South Road, fell in the under-$500,000 tier; the second transfer's price tier is not yet known.
