Only two Chilmark sales carry disclosed prices, ranging from $200,000 to $4 million

CHILMARK -- Nine property transfers were recorded in Chilmark between June 19 and July 18, but sale prices were disclosed in only two of them, ranging from $200,000 to $4 million.

MARKET OVERVIEW

The Dukes County Registry of Deeds recorded nine Chilmark transfers during the period. Sale prices were disclosed for two of the nine, with a low of $200,000 and a high of $4 million; based on those two figures, the median sale price was $2.1 million. The raw count of nine recorded transfers is not unusual for a one-month period, but with disclosed pricing available for only two transactions, the underlying market's price trend cannot be assessed from this data alone. The remaining seven transfers were recorded without a stated consideration amount, which is common for family and trust transfers in Massachusetts deed records.

TOP SALES

The highest-priced transaction was 140 State Road, which sold for $4 million on July 1. The seller was listed as Gene R. Liebel, and the buyer was Bank of America NA. The only other transaction with a disclosed price was 0 Meetinghouse Road, which sold for $200,000 on June 23; the sellers were Rhys Eppich and the estate of George S.B. Morgan, and the buyers were Prudence Morgan Fitts and Prudence M. Eppich. No other transfers in the period carried a disclosed sale price.

NEIGHBORHOOD BREAKDOWN

Middle Road saw the most recorded activity of any street in the period, with three separate transfers -- 0 Middle Road Lot 2A, 0 Middle Road Lot 3A, and 91 Middle Road -- all conveyed to the same buyer, Middle Road LLC. Douglas P. and Caitlin C. Jones were the sellers on the two lot transfers, dated June 24, while Everett Noteman Jones, as trustee, and the Middle Road Nominee Trust were the sellers on 91 Middle Road, dated June 23. None of the three Middle Road transfers carried a disclosed price. Outside Middle Road, transfers were scattered across individual streets: 140 State Road, 16 Blue Barque Road, 34 Larsen Lane, 4 Pinweed Lane and 0 Meetinghouse Road each saw a single recorded transfer. By price tier, the period included one transfer under $500,000 (0 Meetinghouse Road), one over $1 million (140 State Road), and seven transfers with no disclosed price.

Several of the period's transfers reflect transfers within the same family or into a trust rather than open-market sales. At 16 Blue Barque Road, David Cole Wilson III conveyed the property to Ulrike G. Wartner, as trustee, and himself, as trustee. At 4 Pinweed Lane, Nancy C. Hume transferred the property to herself and the Nancy C. Hume Revocable Trust, as trustees. At 34 Larsen Lane, Fern Frolin and Mitchell H. Kaplan, as trustees, conveyed the property in a transfer recorded alongside a declaration of homestead. No square footage, bedroom or bathroom counts were available in the deed data for any transfer, so no price-per-square-foot comparisons can be made.
