Tisbury Home Sales Split Between $400,000 And $1 Million Deals

TISBURY -- Six properties changed hands in Tisbury between June 19 and July 18, with recorded prices ranging from $400,000 to $1,000,000. Half of the period's transfers carried no disclosed sale price, a common feature of deed records.

MARKET OVERVIEW Six deeds were recorded in Tisbury during the period, but only three listed a sale price. Among those three, prices ranged from $400,000 to $1,000,000, with a median of $400,000. The remaining three transfers -- including a trust conveyance and a transfer to a limited liability company -- did not disclose a purchase price. With half the period's transactions carrying no price data, the raw count of six sales offers only a partial picture of market activity.

TOP SALES 11 Macs Lane sold for $1,000,000 on June 25, the period's highest recorded price. Henrietta Brewer House Inc. was the seller; Eastern Bank was the buyer.

71 Stoney Hill Road sold for $400,000 on June 29. Damon Paul Hart and Katushka Hart were the sellers; Cape Cod Five Cents Savings Bank was the buyer.

262 Franklin Street sold for $400,000 on June 24. Anita R. Smith was the seller; Cape Cod Five Cents Savings Bank was the buyer.

Three other transfers recorded in the period -- an unspecified Tisbury address, 54 Colonial Drive and 73 Spring Street -- did not disclose a sale price and are not ranked among the top sales.

NEIGHBORHOOD BREAKDOWN No two recorded sales shared a street name during the period, so no street-level cluster emerged. By price tier, two of the three disclosed sales -- 71 Stoney Hill Road and 262 Franklin Street -- fell at $400,000, while one, 11 Macs Lane, reached $1,000,000. Price data was not available for the remaining three properties: an unspecified Tisbury address, 54 Colonial Drive and 73 Spring Street.

MARKET NOTES Two of the six recorded transfers named a bank as the buyer: Cape Cod Five Cents Savings Bank acquired both 71 Stoney Hill Road and 262 Franklin Street, and Eastern Bank acquired 11 Macs Lane. Two other transfers moved property within the same family or trust rather than to a new, unrelated owner. At 54 Colonial Drive, Ginger H. Martin transferred the property to herself as trustee. A separate Tisbury property was transferred by Virginia A. Lobdell, as trustee, to the JVD Realty Trust. No bedroom, bathroom or square-footage data was available for any of the six sales, and no condominium or multi-family transfers appeared in the period's deed data.
