Aquinnah sale prices span $41,019 to $2.65 million in July deed filings

AQUINNAH -- Dukes County Registry of Deeds records show seven property transfers in Aquinnah recorded between July 10 and Aug. 8, ranging from a $41,019 land transfer to a $2,650,000 sale on Lighthouse Road. Three of the seven transfers list a bank or mortgage-related entity as the buyer.

MARKET OVERVIEW Seven deeds were recorded in the four-week period. Six of the seven disclosed a sale price; the disclosed prices ranged from $41,019 to $2,650,000, with a median of $473,779. Seven recorded transfers is a small sample for a four-week window, and the wide price spread, from a five-figure land transfer to a $2.65 million sale, reflects a mix of transaction types rather than a single, comparable market segment.

TOP SALES The period's largest transaction was 382 Lighthouse Road, which sold for $2,650,000 on July 21. David Tiersten was the seller; Tlyamy Family LLC was the buyer.

7 Maple Hill Drive sold for $1,969,000 on July 31. The seller was Andrew P. McAfee, as trustee of the Andrew P. McAfee Trust; the buyer was JPMorgan Chase Bank NA.

517 State Road sold for $800,000 on July 15. Thomas P.J. Rosenberg and Valerie M.B. Rosenberg were the sellers; the buyers were Bank of America NA and Mortgage Electronic Registration Systems Inc.

122 Lighthouse Road sold for $147,558 on July 31. Belle Histoire LLC was the seller; the town of Edgartown was the buyer.

20 Old South Road sold for $100,000 on Aug. 5. Robert H. Shriber and Mary Louise Shriber were the sellers; Citizens Bank NA was the buyer.

Beds, baths and square footage are not available from deed records and are omitted.

NEIGHBORHOOD BREAKDOWN Lighthouse Road had two recorded sales: 382 Lighthouse Road at $2,650,000 and 122 Lighthouse Road at $147,558, the period's highest and fourth-highest disclosed prices. State Road also had two recorded sales: 517 State Road at $800,000 and 1140 State Road at $41,019. Maple Hill Drive and Old South Road each had one recorded sale. One additional deed, for a property listed only as "Aquinnah, MA," carried no address detail and no disclosed price.

MARKET NOTES Three of the seven transfers listed a bank or mortgage-related entity as buyer: JPMorgan Chase Bank NA (7 Maple Hill Drive), Bank of America NA and Mortgage Electronic Registration Systems Inc. jointly (517 State Road), and Citizens Bank NA (20 Old South Road). A fourth deed recorded Mortgage Electronic Registration Systems Inc. as seller, with Andrew P. McAfee as buyer and no price disclosed. The registry also recorded two transfers to the town of Edgartown, at 122 Lighthouse Road and 1140 State Road, both with prices below $150,000. One transfer, 7 Maple Hill Drive, moved from a trust held by Andrew P. McAfee to JPMorgan Chase Bank NA. One of seven transfers, or 14%, did not disclose a sale price. No property-type breakdown (single-family, condominium or multi-family) is available from the deed data provided.
