West Tisbury home sale tops $1.1 million as most July deeds carry no price

WEST TISBURY -- Nine deeds recorded in West Tisbury between July 10 and August 8 show a wide range in transaction types, but only three of them disclosed a sale price, leaving most of the period's property activity impossible to value from the public record alone.

MARKET OVERVIEW

Dukes County Registry of Deeds records show nine transfers recorded in West Tisbury during the period. Of those, three carried a disclosed consideration amount, ranging from $325,000 to $1,155,653, with a median of $1,029,000 among the priced sales. The remaining six deeds, two-thirds of the total, listed no sale price. Those included several transfers among family members or into family trusts, one transfer to a bank, and one deed naming a certificate of municipal liens as grantee rather than a conventional buyer. Because disclosed prices cover only three of nine recorded transactions, the raw count of nine deeds does not by itself indicate how active the conventional resale market was during the period.

TOP SALES

140 Longview Road recorded the highest disclosed price of the period at $1,155,653 on July 15. Sellers Jessica Harkins and Skyler D. Brickley conveyed the property to Coast Bank.

40 Scotchmans Lane sold for $1,029,000 on July 17. The property passed from Nancy Arkelyan Huntington, trustee of the Scotchmans Lane Nominee Trust, to buyers Edward Beason and Alexandra Styron.

278 Oak Lane sold for $325,000 on July 20. Sellers Mark Clements and Susan S. Clements conveyed the property to Radius Financial Group Inc. and Mortgage Electronic Registration Systems Inc. Bed, bath and square footage figures were not available in the deed data for any of the three priced sales.

NEIGHBORHOOD BREAKDOWN

No street recorded more than one transaction during the period; the nine deeds were spread across nine separate addresses, including Oak Lane, Scotchmans Lane, Panhandle Road, Otis Bassett Road, Longview Road, Willow Tree Hollow, Skiffs Lane, Bea Lane and one deed with no specific street address listed. Among the three sales with disclosed prices, one fell under $500,000 (Oak Lane, $325,000) and two fell above $1 million (Scotchmans Lane at $1,029,000 and Longview Road at $1,155,653). The six deeds without a disclosed price cannot be sorted into a price tier.

MARKET NOTES

Six of the nine recorded deeds did not reflect a conventional third-party sale price. Four appear to be transfers within the same family or into a family trust: 100 Panhandle Road (Patia M. Petkus and Adam F. Petkus) and 26 Skiffs Lane (Carden J. LeBlanc and Michele LeBlanc to Michele LeBlanc). One deed, for an unspecified West Tisbury address, named a certificate of municipal liens as grantee, with the McGuire Living Trust as grantor. One transfer, at 6 Bea Lane, moved from RF Falcon LLC to the Bea Lane Nominee Trust and Sarah Davisson Moore, trustee. No sale price was disclosed for any of these six transactions, and no bed, bath or square footage data was available in the deed records for the period.
