Disclosed West Tisbury Sales Span $964,000 to Nearly $9 Million in August

WEST TISBURY -- Seven deeds recorded in West Tisbury between July 31 and Aug. 29 included a $8,958,400 sale on Naushon Road, the priciest transaction of the period, though sale prices were disclosed in fewer than half of the recorded transfers.

MARKET OVERVIEW

The Dukes County Registry of Deeds recorded seven property transfers in West Tisbury during the period. Of those, four listed a disclosed consideration amount, ranging from $964,000 to $8,958,400. The median sale price among the four disclosed transactions was $3,506,750. Three of the seven transfers listed no sale price, which is standard for certain deed types and does not necessarily indicate the properties changed hands without payment. A count of seven recorded transfers over a four-week span is a small sample and does not by itself indicate whether the broader market is active or slow.

TOP SALES

The highest-priced transaction was 29 Naushon Road, which sold for $8,958,400 on Aug. 4. The seller was listed as Beach Pebble Road LLC and the buyer as Makonikey Vista LLC.

130 Plum Bush Point Road sold for $5,000,000 on July 31. The seller was listed as Sharon Tatro, as trustee, and a realty trust; the buyer was JPMorgan Chase Bank N.A.

35 Nats Farm Road sold for $2,013,500 on Aug. 5. The sellers were Gaylen O. Mulderry and Daniel P. Mulderry; the buyers were Rachel Goldstein, as trustee, and the Nats Farm Lane Realty Trust.

318 Lamberts Cove Road sold for $964,000 on Aug. 7. The seller was listed as Andrew Danielle LLC; the buyers were New York University Federal Credit Union and Mortgage Electronic Registration Systems Inc.

NEIGHBORHOOD BREAKDOWN

Pond Road saw two recorded transfers during the period: 115 Pond Road (Aug. 6) and 35 Pond Road (Aug. 3). Neither listed a disclosed sale price. By price tier among the four disclosed sales: one transaction fell under $1 million (318 Lamberts Cove Road, $964,000); two fell between $1 million and $5 million (35 Nats Farm Road at $2,013,500 and 130 Plum Bush Point Road at $5,000,000); and one exceeded $5 million (29 Naushon Road at $8,958,400). The remaining three transfers, including one with no listed street address tied to a seller identified as Oak Lane Road Association, had no disclosed price and are not reflected in the tier breakdown.

MARKET NOTES

Several of the period's transfers appear to be transfers within the same family or into a trust structure rather than open-market sales. At 115 Pond Road, the seller was listed as Lauren P. Callahan, as trustee, and the Barbara J. Callahan Revocable Trust Agreement, with Timothy J. Callahan as buyer. At 35 Pond Road, sellers Robert K. DeCelles and Mary L. DuPont transferred the property to themselves as trustees. At the Oak Lane Road Association-linked transfer, the buyers were listed as Leila Gardner and Griffin Gardner, both as trustees. None of these three transfers listed a disclosed sale price.

Two of the seven transfers named a financial institution as the buyer of record: New York University Federal Credit Union and Mortgage Electronic Registration Systems Inc. at 318 Lamberts Cove Road, and JPMorgan Chase Bank N.A. at 130 Plum Bush Point Road. No bedroom, bathroom or square-footage data was available in the deed records for any of the seven properties, so no price-per-square-foot comparisons could be made this period.
