Franklin Street sale tops $2.6 million as prices vary widely across Tisbury deeds

TISBURY -- A Franklin Street property sold for $2.63 million in late June, the priciest of nine Tisbury real estate transactions recorded at the Dukes County Registry of Deeds between June 26 and July 25.

MARKET OVERVIEW The registry recorded nine deed transfers in Tisbury during the four-week period. Of those, four listed a disclosed sale price, ranging from $75,830 to $2,630,000, with a median of $325,000 among the priced sales. The remaining five transactions carried no disclosed consideration amount, a common feature of trust transfers, estate transfers and lender-related filings rather than an indication of market weakness. With only four of nine transactions reporting a price, this period's data offers a partial picture of actual market values in town.

TOP SALES 735 Franklin St. sold for $2,630,000, the period's highest recorded price. Dale N. Garth and Robyn M. Garth sold the property to Donald Quattlebaum, with the deed recorded June 29.

71 Stoney Hill Rd. sold for $400,000. Damon Paul Hart and Katushka Hart sold the property to Cape Cod Five Cents Savings Bank, recorded June 29.

6 Vincents Way sold for $250,000. Brian K. Lawlor and Michele J. Lawlor sold the property to Eastern Bank, recorded June 30.

16 W Tashmoo Ave. sold for $75,830. Antoinette E. Cutrer sold the property to Mortgage Electronic Registration Systems Inc. and Amerisave Mortgage Corp., recorded June 29.

No other transactions in this period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Stoney Hill Road accounted for two of the nine transactions. Damon Paul Hart and Katushka Hart appear as sellers on both 71 Stoney Hill Rd. ($400,000, to Cape Cod Five Cents Savings Bank) and 71 Stoney Hill Rd. Lot 1 (price not disclosed, to Virginia A. Lobdell), both recorded June 29. No other street had more than one recorded transaction.

By price tier among the four disclosed sales: one sale exceeded $1 million (735 Franklin St. at $2,630,000); three sales fell under $500,000 (71 Stoney Hill Rd. at $400,000, 6 Vincents Way at $250,000, and 16 W Tashmoo Ave. at $75,830). MARKET NOTES Three of the nine recorded transfers moved property within the same family or into a trust structure rather than to an outside buyer: 91 Old Country Lane (David C. Wilson III and Ulrike G. Wartner to themselves as trustees), 168 Spring Hill Rd. (Herbert Lester Baptiste Jr. to himself as trustee of the Baptiste Realty Trust), and 54 Colonial Dr. (Ginger H. Martin to herself as trustee). None of these three disclosed a sale price.
