Tisbury's two disclosed July sales range from $464,000 to $615,000

TISBURY -- Seven properties changed hands in Tisbury between July 10 and Aug. 8, according to newly recorded deeds at the Dukes County Registry of Deeds, but sale prices were disclosed in only two of those transactions.

MARKET OVERVIEW The registry recorded seven property transfers during the period. Of those, two included a disclosed consideration amount: $464,000 and $615,000, for a price range of $464,000 to $615,000 and a median of $539,500 across the disclosed sales. The remaining five transfers, more than two-thirds of the period's total, carried no listed sale price in the deed record. With price data available for only two of seven transactions, the raw sales count offers a limited picture of market activity for the period; a fuller read of pricing trends would require additional disclosed transactions.

TOP SALES The highest-priced transaction was 79 Beach Rd, Unit 9, which sold for $615,000 on July 17. Margaret Mirko sold the unit to Neeson Partners LLC. The only other transaction with a disclosed price was 50 Daggett Ave, which sold for $464,000 on July 14. Arthur W. Strople III sold that property to EBJH LLC. No other transactions in the period included a disclosed consideration amount.

NEIGHBORHOOD BREAKDOWN No two sales in the period shared a street name, so the seven transfers are broken out by price tier instead. In the $400,000 to $600,000 tier: 50 Daggett Ave sold for $464,000. In the $600,000-plus tier: 79 Beach Rd, Unit 9, sold for $615,000. The remaining five transfers, at 65 Edgartown Vineyard Haven Rd, 726 Franklin St, 413 Bigelow Rd, 486 Herring Creek Rd, and one unaddressed Tisbury parcel transferred between Joseph E. Sollitto Jr. and Kathleen D. Sollitto and Margaret Mirko, carry no price and cannot be placed in a tier.

MARKET NOTES Several of the period's transfers show patterns consistent with family or entity reorganizations rather than open-market sales, though the deed data does not indicate motivation. At 65 Edgartown Vineyard Haven Rd, the property passed from an individual named Frances to Frances as trustee and the Frances Moore Trust. At 413 Bigelow Rd, Kate Obrian and Robert Etherington transferred the property to themselves as trustees, Kate Obrian and Robert William Etherington III. At 486 Herring Creek Rd, Timothy Paul Macy and Barbara Macy transferred the property to Macy Camp LLC. At 726 Franklin St, Kathryn N. Shands and Juliet K. Mulinare, as trustees, transferred the property in connection with a declaration of homestead.

Limited liability companies appear as the buyer in three of the seven recorded transfers: Neeson Partners LLC (79 Beach Rd, Unit 9), EBJH LLC (50 Daggett Ave), and Macy Camp LLC (486 Herring Creek Rd). Separately, Margaret Mirko appears in two transactions recorded the same day, July 17: as seller of 79 Beach Rd, Unit 9, to Neeson Partners LLC, and as buyer of an unaddressed Tisbury property from Joseph E. Sollitto Jr. and Kathleen D. Sollitto. Bed, bath, and square footage figures were not available in the deed data for any of the seven properties.
