AQUINNAH -- Six property transfers were recorded in Aquinnah between June 26 and July 25, with disclosed sale prices ranging from $800,000 to $2,680,000. Two of the six sales were the highest-priced transactions, both on Lighthouse Road, while the remaining transfers included bank and trust transactions with prices not disclosed.

MARKET OVERVIEW

The Dukes County Registry of Deeds recorded six property transfers in Aquinnah during the period. Of those, four included a disclosed sale price, ranging from $800,000 to $2,680,000, with a median of $1,792,750. Two transfers did not include a disclosed consideration amount. With only six recorded transfers and a third of them lacking price data, the period's raw count does not support a characterization of the market as active or quiet relative to other periods.

370 Lighthouse Road sold for $2,680,000 on June 26. The seller was listed as David Soergel and Erin McDonnell, and the buyer was Bank of America NA.

382 Lighthouse Road sold for $2,650,000 on July 21. Seller David Tiersten transferred the property to Tlyamy Family LLC.

834 State Road sold for $935,500 on June 26. Seller James Feiner transferred the property to Walter G. Ricciardi and Clara F. Ricciardi, listed as trustees.

517 State Road sold for $800,000 on July 15. Sellers Thomas P.J. Rosenberg and Valerie M.B. Rosenberg transferred the property to Bank of America NA and Mortgage Electronic Registration Systems Inc.

Bed, bath and square-footage figures were not available from the deed records for any of the period's sales.

NEIGHBORHOOD BREAKDOWN

Lighthouse Road accounted for two of the period's six transfers, both priced above $2.6 million: 370 Lighthouse Road ($2,680,000) and 382 Lighthouse Road ($2,650,000).

State Road also accounted for two transfers, both below $1 million: 834 State Road ($935,500) and 517 State Road ($800,000).

The remaining two transfers were a property listed only as "Aquinnah, MA" without a street address, recorded July 22, and 3 Old Harvest Way, recorded June 29. Neither had a disclosed sale price.
