AQUINNAH -- Six deeds recorded in Aquinnah between July 3 and Aug. 1 show sale prices ranging from $41,019 to $2.65 million, with a Lighthouse Road property accounting for the period's largest transaction and two other transfers naming JPMorgan Chase Bank and Bank of America as the buyer.

MARKET OVERVIEW Six sales were recorded in the four-week period. Among the five transactions that disclosed a price, sales ranged from $41,019 to $2,650,000, with a median sale price of $800,000. Six recorded transfers in a month is a measurable but modest volume on raw count alone, and three of the six transfers involved a bank, a municipal buyer, or a transfer between related trust entities rather than what deed records show as a conventional private-party sale.

TOP SALES 382 Lighthouse Road sold for $2,650,000 on July 21, the period's highest recorded price. David Tiersten sold the property to Tlyamy Family LLC.

7 Maple Hill Drive sold for $1,969,000 on July 31. The seller was Andrew P. McAfee, as trustee of the Andrew P. McAfee Trust; the buyer was JPMorgan Chase Bank NA.

517 State Road sold for $800,000 on July 15. Thomas P.J. Rosenberg and Valerie M.B. Rosenberg sold the property to Bank of America NA and Mortgage Electronic Registration Systems Inc.

122 Lighthouse Road sold for $147,558 on July 31. Belle Histoire LLC sold the property to the town of Edgartown.

1140 State Road sold for $41,019 on July 31. Berta Giles Welch, as trustee of the State Road Realty Trust, sold the property to the town of Edgartown.

NEIGHBORHOOD BREAKDOWN Lighthouse Road saw two recorded sales in the period, at $2,650,000 (382 Lighthouse Road) and $147,558 (122 Lighthouse Road). State Road also saw two recorded sales, at $800,000 (517 State Road) and $41,019 (1140 State Road). By price tier, two sales exceeded $1 million (7 Maple Hill Drive and 382 Lighthouse Road), one fell between $500,000 and $1 million (517 State Road), and two fell below $500,000 (122 Lighthouse Road and 1140 State Road). A sixth transfer, listed in deed records without a street address, did not disclose a sale price.
