Two Chilmark bank-acquired properties top a month of mixed deed prices

CHILMARK -- Seven property transfers were recorded at the Dukes County Registry of Deeds for Chilmark between July 3 and Aug. 1, with disclosed sale prices ranging from $506,387 to $2 million and several transactions moving property within the same family or into trust.

MARKET OVERVIEW

Seven deeds were recorded during the period. Of those, three listed a sale price, ranging from $506,387 to $2,000,000, with a median of $1,800,000 among the disclosed-price transactions. The remaining four deeds did not disclose a consideration amount, which is common for trust, estate and family transfers. Based on total recorded transactions, the four-week period showed steady activity, though more than half the deeds carried no publicly disclosed price, limiting a full picture of the month's market values.

TOP SALES

The month's highest-priced recorded transaction was 37 North Abels Hill Road, which sold for $2,000,000 on July 14. The sellers were Donald Baer and Nancy Bard; the buyer was Goldman Sachs Bank USA.

1 Wooton Bassett Road sold for $1,800,000 on July 22. The sellers were W. Temple Jorden and Eleanor Jorden; the buyer was Marion Telva Jorden.

144 South Road sold for $506,387 on July 28. The sellers were Gregory J. O'Connor and Michelle B. O'Connor; the buyer was JPMorgan Chase Bank NA.

The remaining four recorded deeds -- 43 Ocean View Farm Road, an unaddressed Chilmark parcel, 42 Kenasaoome Way and 285 South Road -- did not disclose a sale price.

South Road saw two recorded transfers during the period: 144 South Road, which sold for $506,387, and 285 South Road, where the price was not disclosed. At 42 Kenasaoome Way, Richard J. Kneeley and Jean Marie Kneeley transferred the property to themselves as trustees. At 43 Ocean View Farm Road, the property moved between two trusts both referencing Michael Fabrikant. At 1 Wooton Bassett Road, sellers W. Temple Jorden and Eleanor Jorden transferred the property to Marion Telva Jorden for a disclosed $1.8 million. At 285 South Road, a family trust transferred the property to South Road LLC; no price was disclosed.

Two of the seven deeds listed a bank as the buyer: JPMorgan Chase Bank NA acquired 144 South Road for $506,387, and Goldman Sachs Bank USA acquired 37 North Abels Hill Road for $2,000,000.

One transaction involved the town: David Hummelberg transferred an unaddressed Chilmark parcel to Chilmark Town Conservation on July 24; no price was disclosed.
