Aquinnah Sale Prices Span From $41,019 to Nearly $2 Million

AQUINNAH -- Six property transfers recorded in Aquinnah between July 24 and August 22, with sale prices ranging from $41,019 to $1,969,000 and several transactions involving banks as buyers or sellers.

MARKET OVERVIEW The Dukes County Registry of Deeds recorded six Aquinnah transfers during the period, five with a disclosed sale price. Prices ranged from $41,019 to $1,969,000, with a median sale price of $147,558. A raw count of six transfers is a modest volume for a one-month period in a small town, and the wide spread between the median and the top sale indicates the month's activity was not concentrated in one price tier.

TOP SALES The highest-priced transaction was 7 Maple Hill Dr., which sold for $1,969,000 on July 31. The seller was listed as Andrew P. McAfee, trustee of the Andrew P. McAfee Trust, and the buyer as JPMorgan Chase Bank NA. Bed, bath and square footage figures were not available in the deed record.

The second-highest sale was 32 Old South Rd., which sold for $600,000 on Aug. 14. The sellers were Richard L. Greenman and Bernadine Greenman, and the buyers were listed as COM LLC and Mortgage Electronic Registration Systems Inc.

122 Lighthouse Rd. sold for $147,558 on July 31. The seller was Belle Histoire LLC and the buyer was the town of Edgartown.

20 Old South Rd. sold for $100,000 on Aug. 5. The sellers were Robert H. Shriber and Mary Louise Shriber, and the buyer was Citizens Bank NA.

1140 State Rd. sold for $41,019 on July 31. The seller was listed as Berta Giles Welch, trustee of the State Road Realty Trust, and the buyer was the town of Edgartown.

A sixth transfer, an Aquinnah property with no listed street address, recorded Aug. 21 with no disclosed price. The seller was listed as Santander Bank NA and the buyer as Robert H. Shriber and Mary Louise Shriber.

NEIGHBORHOOD BREAKDOWN Old South Road accounted for two of the six sales this period: 32 Old South Rd. at $600,000 and 20 Old South Rd. at $100,000, the widest price gap between two sales on the same street.

By price tier: one sale exceeded $1 million (7 Maple Hill Dr. at $1,969,000); one fell between $500,000 and $1 million (32 Old South Rd. at $600,000); and three disclosed sales fell under $500,000 (122 Lighthouse Rd. at $147,558, 20 Old South Rd. at $100,000, and 1140 State Rd. at $41,019). One additional transfer had no disclosed price.

MARKET NOTES Three of the six recorded transfers listed a bank as either buyer or seller: JPMorgan Chase Bank NA as buyer at 7 Maple Hill Dr., Citizens Bank NA as buyer at 20 Old South Rd., and Santander Bank NA as seller in the undisclosed-price transfer. A fourth transaction, at 32 Old South Rd., listed Mortgage Electronic Registration Systems Inc as a co-buyer alongside COM LLC. Deed records do not indicate the reason for these institutions' involvement.

Robert H. Shriber and Mary Louise Shriber appear in two separate transactions this period: as sellers of 20 Old South Rd. to Citizens Bank NA on Aug. 5, and as buyers of the undisclosed-price Aquinnah property from Santander Bank NA on Aug. 21.

The town of Edgartown was the recorded buyer in two of the six transfers, 122 Lighthouse Rd. and 1140 State Rd., both recording July 31. Bed, bath and square footage data were not available for any property in this period's deed records, so no price-per-square-foot comparisons can be made.
