Chilmark's priced sales span $5 million to $8.25 million this period

CHILMARK -- Seven property transfers were recorded in Chilmark between Sept. 18 and Oct. 17, led by an $8.25 million sale on Snail Road, but sale prices were recorded for only three of the seven deeds filed during the period.

MARKET OVERVIEW Dukes County Registry of Deeds records show seven transfers in Chilmark during the period. Of those, three carried a recorded sale price, ranging from $5,000,000 to $8,250,000, with a median of $6,500,000. The remaining four transfers had no recorded consideration amount at the time this report was compiled; under registry practice, that typically means the price has not yet posted rather than any withholding by the parties. Based on the raw count of seven recorded transfers in one month, the period appears active, though the limited price data means a full read on market value is not yet possible.

TOP SALES The highest-priced transaction was 8 Snail Road, which sold for $8,250,000 on Sept. 30. The seller was SMD Investments LLC and the buyer was Stormfield Capital Funding I LLC. The same two parties are listed on a second Chilmark deed recorded the same day, which carries no street address and no recorded price.

The second-highest recorded sale was 308 South Road Beach Lot, which sold for $6,500,000 on Sept. 18. The seller was listed as South Rd Beach Lot, with Mitchell Kapor as trustee, and the buyer was Menemsha Meadow LLC.

The third recorded sale was 308 South Road, which sold for $5,000,000 on Sept. 18, the same day as the beach lot transfer at the same street number. The seller was Menemsha Meadow LLC, the buyer of the beach lot parcel earlier that day, and the buyer was JPMorgan Chase Bank NA.

NEIGHBORHOOD BREAKDOWN South Road accounted for two of the seven transfers, both recorded Sept. 18: the $6,500,000 beach lot sale and the $5,000,000 sale of 308 South Road itself. Snail Road also had two recorded transfers on Sept. 30 involving the same buyer and seller, one priced at $8,250,000 and one with no address or price listed. The remaining three transfers were single entries on separate streets: 20 Crowberry Lane (Sept. 29), 55 Bijahs Way (Sept. 28) and 12 Welles Way (Sept. 22), none of which had a recorded sale price.

MARKET NOTES Price data was available for less than half of the period's recorded transfers, limiting any price-per-square-foot or property-type comparison; bed, bath and square-footage figures were not available from the deed records for any transaction. Two of the seven deeds, the Snail Road pair, list the same buyer and seller, Stormfield Capital Funding I LLC and SMD Investments LLC. The 308 South Road transactions show Menemsha Meadow LLC as buyer in the first transfer and seller in the second, with JPMorgan Chase Bank NA as the buyer in the second transfer. The deed for 12 Welles Way lists Dinah Andrews as both a seller and a buyer, alongside Gustavo Silva Simoes, consistent with an ownership adjustment rather than a sale between unrelated parties. The deed for 55 Bijahs Way lists the seller as Deirdre Juliet Chassman, trustee of a revocable trust, with the buyer field recorded as "Declaration of Homestead," indicating this filing is a homestead declaration rather than a conventional property sale; no sale price applies.
