AQUINNAH -- Two property transfers were recorded in Aquinnah between Sept. 25 and Oct. 24, according to Dukes County Registry of Deeds data, with only one of the two sale prices currently available.

MARKET OVERVIEW Two sales were recorded in the period. One sale price is available: $500,000 for a property on Old South Road. The second transaction, recorded Oct. 16, does not yet have a price listed in the registry data. With only two recorded transfers and one confirmed price, there is not enough data to calculate a meaningful median or establish a full price range for the month. The raw count of two transfers is low in absolute terms, though no comparison to prior months is available from this dataset.

TOP SALES 2 Old South Road sold for $500,000 on Oct. 2. The seller was listed as Christine A. Murphy, trustee, and the Beech Tree Revocable Trust; the buyer was Martha's Vineyard Bank. Bed, bath and square footage figures were not available from the deed record.

A second property in Aquinnah transferred on Oct. 16 from JPMorgan Chase Bank N.A. to Gary S. Foster and Lisa Foster. No sale price has yet appeared in the registry data for this transaction.

NEIGHBORHOOD BREAKDOWN The two recorded transfers do not share a street name, so no street-level clustering is evident in this period's data. One sale, at 2 Old South Road, falls in the $500,000 price tier; the price tier of the second property cannot be determined until its sale price is recorded.

MARKET NOTES Both transactions in this period involved an institutional party rather than a conventional owner-to-owner sale. The Old South Road property moved from a trust to a bank, while the second property moved from a bank to individual buyers. No square footage or property-type data was available in either record, limiting further comparison. Given only two transfers recorded, this period's sample is too small to identify broader market trends.
