Chilmark's priciest recorded sale hits $8.25 million as most prices lag

CHILMARK -- Eight property transfers were recorded in Chilmark between Sept. 25 and Oct. 24, with recorded sale prices ranging from $1.74 million to $8.25 million, but just three of the eight deeds carried a listed consideration amount.

MARKET OVERVIEW Eight deeds were recorded in the period. Of those, three listed a sale price: $1,740,000, $4,550,000 and $8,250,000. Based on those three figures, the median sale price was $4,550,000. The remaining five transfers showed no consideration amount; under typical registry timing, prices for recent deeds can take about a week to appear. With only three of eight transactions carrying a price, the raw count of eight recorded deeds in a single month is notable regardless of pricing, though the price picture for most of October remains incomplete.

61 Stonewall Road sold for $4,550,000 on Oct. 1. The seller was Julie Jaffe, trustee of the Julie Jaffe Revocable Trust, and the buyer was Elizabeth T. Brandhorst.

22 Peaked Hill Road sold for $1,740,000 on Oct. 2. The sellers were David K. and Catherine W. Carlson, and the buyer was Citizens Bank NA.

The remaining five recorded transfers, at 4 Spud Row, 88 Quenames Road, 20 Crowberry Lane, 55 Bijahs Way and an unaddressed Chilmark parcel tied to the Julie Jaffe Revocable Trust, had no price yet available.

NEIGHBORHOOD BREAKDOWN No street in this period had more than one addressed sale; the eight transfers spanned Peaked Hill Road, Stonewall Road, Spud Row, Snail Road, Quenames Road, Crowberry Lane and Bijahs Way, plus one unaddressed Chilmark parcel. By price tier among the three sales with recorded prices: one sale fell in the $1 million-to-$2 million range (22 Peaked Hill Road), one in the $4 million-to-$5 million range (61 Stonewall Road), and one above $8 million (8 Snail Road). The five remaining transfers cannot yet be placed into a price tier.

MARKET NOTES Every one of the eight recorded transfers involved a trust, estate, limited liability company, bank or family-internal conveyance on at least one side of the transaction, rather than a conventional sale between individual buyer and seller. Two deeds, at 4 Spud Row and 88 Quenames Road, appear to keep ownership within the same family or estate: the Spud Row property passed from the Jane A. Greene estate to trustees named Walsh, and the Quenames Road property passed from George Rivera and Robin S. Rivera to Robin S. Rivera alone. The 61 Stonewall Road sale and a same-day, same-seller transfer recorded without an address both originated from the Julie Jaffe Revocable Trust on Oct. 1. Buyers on two of the three priced sales were financial or investment entities: Citizens Bank NA at 22 Peaked Hill Road and Stormfield Capital Funding I LLC at 8 Snail Road.
