WEST TISBURY -- Five property transactions were recorded in West Tisbury over the past month, with prices on the three disclosed sales ranging from $1.32 million to $3.8 million. The period's top sale, a $3.8 million transfer on Edson Forest Road, anchored a month in which two of the five recorded deeds had not yet shown a sale price.

20 Edson Forest Rd. sold for $3,800,000 on Sept. 28, the highest-priced transaction of the period. The sellers were David A. Behnke and Paul F. Doherty, as trustees; the buyers were John D. Reese and Jill M. Bailey, as trustees.

A second deed recorded the same day at 20 Edson Forrest Rd., a variant spelling of the same street, lists a price of $3,040,000. That entry's buyers are identified as T Bank and Mortgage Electronic Registration Systems Inc., and the sellers are listed as Bailey and Reese, as trustees, the same parties who bought the property in the transaction above. The buyer names indicate this record reflects a mortgage recorded in connection with the sale, not a separate resale of the property.

10 Danls Way sold for $1,320,000 on Sept. 30. The sellers were Avery Hazell, as trustee, and the Danls Way Nominee Trust. The buyer is listed as Martha's Vineyard Bank.

NEIGHBORHOOD BREAKDOWN

Edson Forest/Forrest Road accounted for two of the five recorded entries, both dated Sept. 28 and tied to the same address under slightly different spellings: the $3.8 million sale and its associated $3.04 million mortgage recording. Danls Way had one entry, the $1,320,000 sale at 10 Danls Way. Oak Lane had one entry, a certificate of no unpaid common expenses at 11 Oak Ln Lot 1 involving seller Robert R. Breth, as trustee, among others; it carries no sale price. A fifth entry, recorded Oct. 2 with no listed street address, names sellers Robert R. Breth and Jeanette M. Breth, as trustees, the same day as the Oak Lane certificate. By price tier among the three disclosed sales: one sale fell under $2 million (10 Danls Way) and two were above $3 million (both tied to the Edson Forest Road address).

Two of the five recorded entries show no sale price yet, consistent with the registry's typical reporting lag rather than any withholding by the parties involved.
