Pinehurst Road Sale Tops $4 Million as Most Edgartown Transfers Lack Prices

EDGARTOWN -- Eight property transfers were recorded in the Dukes County Registry of Deeds for Edgartown between Sept. 25 and Oct. 24, but only two included a sale price, led by a $4.2 million transaction on Pinehurst Road.

MARKET OVERVIEW The registry recorded eight property transfers in Edgartown during the period. Sale prices were available for two of the eight: $4,200,000 for 38 Pinehurst Rd. and $300,000 for 307 Chappaquiddick Rd. Based on those two transactions, the price range was $300,000 to $4,200,000, with a median of $2,250,000. The remaining six transfers, which include trustee transfers, a declaration of homestead and an estate tax release, had no recorded price as of this reporting, which is typical when consideration data has not yet reached the registry. Because only two of eight transfers carried price data, the raw count of eight does not by itself indicate how active the sales market was this period.

TOP SALES 38 Pinehurst Rd. sold for $4,200,000 on Sept. 28. Pinehurst Associates LLC was the seller and Stackareau LLC the buyer. Bed, bath and square footage figures were not available. 307 Chappaquiddick Rd. sold for $300,000 on Sept. 25. Dana G. Strayton and Robert Strayton were listed as sellers; no buyer name was provided in the deed data. No other transfers in this period included a recorded sale price.

NEIGHBORHOOD BREAKDOWN Over $1 million: 38 Pinehurst Rd., at $4.2 million, was the only transfer in this tier with a recorded price. Under $500,000: 307 Chappaquiddick Rd., at $300,000, was the only transfer in this tier with a recorded price. Price not yet available: The remaining six transfers, at 35 Mariners Way, 55 Whalers Walk, 4 Wilsons Ln., 73 Pennywise Path, 16 Davis Ln. Unit 4, and one estate tax release with no street address listed, had no price recorded. No street name appeared more than once among this month's addresses. Two sets of transfers involved shared family names: the Norton name appears on both the estate tax release and the 4 Wilsons Ln. transfer, and the Rapone name appears on both the 73 Pennywise Path and 16 Davis Ln. Unit 4 transfers.

Unit 4 moved into a trust; 73 Pennywise Path involved a declaration of homestead; and one Edgartown property transfer was recorded as an estate tax release. Bed, bath and square footage data were not available for any property in this period, so no price-per-square-foot comparisons could be made. Among the two priced transactions, 16 Davis Ln.
