Chilmark's Two Disclosed Sales Span From Just Over $1 Million To $5.8 Million

CHILMARK -- Four property transfers were recorded in Chilmark between Aug. 14 and Sept. 12, led by a $5.8 million sale on Ridge Hill Road. Only two of the four transactions disclosed a sale price.

MARKET OVERVIEW The Dukes County Registry of Deeds recorded four Chilmark property transfers during the period. Of those, two listed a sale price and two did not. The disclosed prices ranged from $1,249,125 to $5,800,000, with a median of $3,524,562 based on the two disclosed transactions. With half the period's transfers carrying no listed consideration, the raw count offers limited insight into overall market activity; the two disclosed sales occupy opposite ends of the price spectrum, with no transactions in between to fill out a fuller picture.

TOP SALES The largest transaction was 9 Ridge Hill Rd, which sold for $5,800,000 on Aug. 27. The seller was RHR Five Realty Trust and the buyer was Ridge Hill Properties MV LLC. The second-largest disclosed sale was 300 North Rd, which sold for $1,249,125 on Aug. 27. The sellers were Timothy P. Castree and Kristen C. Castree, and the buyers were Tomo Mortgage LLC and Mortgage Electronic Registration Systems Inc. Two additional transfers carried no disclosed price. A property listed only as Chilmark, with no street address, sold Aug. 28 from Quansoo Beach Assoc Inc to Therese C. Driscoll and Dirt Road LLC. And 4 Dilley Way transferred Aug. 14 from Helen Krutina Neumann, as trustee, and the Neumann Survivors Trust to Helen Krutina Neumann individually; price not disclosed.

NEIGHBORHOOD BREAKDOWN No street name appeared more than once in this period's deeds, so no street-level clustering emerged. By price tier among the disclosed sales: one transaction fell in the $1 million to $5 million range (300 North Rd, at $1,249,125), and one exceeded $5 million (9 Ridge Hill Rd, at $5,800,000). The two undisclosed-price transfers, on an unlisted Chilmark address and at 4 Dilley Way, cannot be placed into a price tier.

MARKET NOTES Three of the four recorded transfers involved a trust, LLC, or corporate entity as either buyer or seller, or both: RHR Five Realty Trust and Ridge Hill Properties MV LLC on the Ridge Hill Road sale, Quansoo Beach Assoc Inc and Dirt Road LLC on the undisclosed Chilmark sale, and the Neumann Survivors Trust on the Dilley Way transfer. The 300 North Rd transaction listed Mortgage Electronic Registration Systems Inc as a co-buyer alongside Tomo Mortgage LLC; MERS is a national entity commonly named in mortgage-related recordings. The Dilley Way transfer moved the property from a trust structure to Helen Krutina Neumann individually, the same person named as trustee on the selling side, consistent with a within-family or estate-related transfer; the deed data does not indicate the reason for the change. Bedroom, bathroom, and square-footage figures were not available in the deed records for any of the four transactions, so no price-per-square-foot comparisons can be made this period.
