EDGARTOWN -- Three properties recorded deed transfers in Edgartown over five days in late August, but only one closed with a price now on file: a $3.6 million sale on Plantingfield Way that stands as the period's sole benchmark for now.

MARKET OVERVIEW Three properties recorded deeds in Edgartown between Aug. 21 and Aug. 25, 2026, according to Dukes County Registry of Deeds records reviewed for this period. Only one of the three carries a recorded sale price so far: $3,600,000 for the property at 13 Plantingfield Way, which sold Aug. 24. Prices for the other two transfers were not yet available in registry data as of this report. With a single recorded price, the current price range and median both stand at $3,600,000. Three recorded transfers in roughly a five-day span is a modest count on its own, and the picture remains incomplete until pricing catches up on the other two.

TOP SALES Of the three recorded transfers, only one has a price attached, making it both the highest and the only sale that can currently be ranked. The property at 13 Plantingfield Way sold for $3,600,000 on Aug. 24. The seller was Bryan M. McDonald and Anne K. McDonald; the buyer was Elizabeth Lind Danziger. Bed, bath and square-footage figures were not available in the deed record. Two other properties recorded transfers in the same window without a price yet on file: one in Edgartown that recorded Aug. 25 from sellers Rockland Trust Co. and Edgartown National Bank to buyers William G. Veno and Aubyn Barstrom Veno, and 26 Bold Meadow Road, which recorded Aug. 21 from trustees Robert Brian Baker and Christina Ann Baker. Prices for both are expected to appear in registry data within about a week of recording.

NEIGHBORHOOD BREAKDOWN The three transfers are spread across three separate locations: 13 Plantingfield Way, 26 Bold Meadow Road, and an address listed only as Edgartown in the registry record. No street recorded more than one transaction in this period, so no street-level cluster emerged. By price tier, one sale falls above $1 million ($3,600,000 at Plantingfield Way); the other two have no recorded price yet to sort into a tier.

MARKET NOTES Property type, bed, bath and square-footage data were not available from the deed records reviewed for this period. Two of the three transfers involved parties other than a straightforward buyer-to-seller home sale: one listed Rockland Trust Co. and Edgartown National Bank as sellers, and the Bold Meadow Road transfer recorded from trustees Robert Brian Baker and Christina Ann Baker with the recorded document type showing as a declaration of homestead rather than a sale to an outside buyer. That mix suggests this period's recorded transfers include more than one type of filing beyond a conventional home sale, though the registry data does not specify further detail on either transaction.
