Two disclosed Oak Bluffs sales span $1.2 million to $3.8 million range

OAK BLUFFS -- Eight deeds were recorded in Oak Bluffs between Aug. 14 and Sept. 12, but only two carried a disclosed sale price, including the period's largest transaction, a $3,805,450 sale on Munroe Avenue. The rest of the activity consisted largely of trust and family transfers where no consideration amount was listed on the deed.

MARKET OVERVIEW Eight sales were recorded in the period. Among the two transactions with a disclosed price, values ranged from $1,215,000 to $3,805,450, with a median of $2,510,225. Six of the eight recorded deeds, 75 percent, listed no consideration amount, which is typical for trust and family transfers and limits how much the price range and median reflect the broader market. Based on raw count alone, eight recordings in a one-month span indicates a period of routine, ongoing deed activity in Oak Bluffs.

TOP SALES 90 Munroe Ave sold for $3,805,450 on Aug. 25, the largest transaction of the period. The deed lists Matthews Industries LLC as seller and JPMorgan Chase Bank NA as buyer.

42 Temahigan Ave sold for $1,215,000 on Aug. 20. The seller is listed as J. Brian Jackson, trustee, and the Temahigan Avenue Realty Trust; the buyer is listed as Washington Trust Mortgage Co. LLC and Mortgage Electronic Registration Systems Inc.

The remaining six recorded deeds carried no disclosed sale price: a Kosow family trust transfer with no street address given; 2 Pennacook Ave Unit 102 (also listed as 102 Sea View Ave); 64 Norris Ave; 68 Norris Ave; 96 Vineyard Ave; and 21 Ocean Ave.

NEIGHBORHOOD BREAKDOWN Norris Avenue saw two recorded deeds in the period, at 64 Norris Ave and 68 Norris Ave, both transferring from Matthew Viaggio to Matthew Viaggio and Susan V. White as trustees, recorded the same day, Aug. 25. No other street had more than one recorded transaction. By price tier among the two disclosed sales: one transaction fell above $3 million (Munroe Avenue) and one fell just above $1.2 million (Temahigan Avenue). The remaining six transactions, price not disclosed, were spread across Oak Bluffs Trust-referenced property, Pennacook Avenue/Sea View Avenue, Norris Avenue, Vineyard Avenue and Ocean Avenue.

MARKET NOTES Six of the eight recorded deeds involved a seller and buyer sharing the same family name or trust, consistent with intra-family or trust-related transfers rather than open-market sales; these included two Kosow-related deeds, three Viaggio/White-related deeds, and one Tuckman-related deed. Deed data does not indicate property type, motivation, or beds/baths/square footage for any of the eight transactions, so no comparison of property types or price-per-square-foot is possible this period. Of the two disclosed-price transactions, the recorded buyer in each case was a bank or mortgage-related entity, JPMorgan Chase Bank NA on Munroe Avenue and Washington Trust Mortgage Co.
