Oak Bluffs Sale Prices Split Between $350,000 and $3.8 Million in August

OAK BLUFFS -- The Dukes County Registry of Deeds recorded 10 property transfers in Oak Bluffs between Aug. 21 and Sept. 19, but sale prices have posted for only two of them so far, with a Munroe Avenue property leading at $3,805,450.

MARKET OVERVIEW

Ten sales were recorded in the period. Of those, two carry a sale price in the registry so far: $350,000 and $3,805,450, a full range of $3,455,450. The midpoint between those two figures is $2,077,725, but that number reflects only the two priced transactions, not the month as a whole, since eight of the 10 recorded deeds still show no consideration amount. A price typically appears in registry data within about a week of recording, so the missing figures are expected to fill in rather than remain absent. Based on the raw count alone, 10 recorded transfers in a roughly one-month window is a normal volume for the town.

TOP SALES

90 Munroe Ave sold for $3,805,450 on Aug. 25, recorded from seller Matthews Industries LLC to buyer JPMorgan Chase Bank NA. It is the only sale in the period above $1 million with a posted price and the highest-priced recorded transfer of the month.

76 Summit Ave sold for $350,000 on Aug. 25, recorded from seller Leidinaura F. Rosa to buyer NQM Funding LLC. It is the only other transaction in the period with a sale price currently in the registry.

The remaining eight recorded transfers, including properties on Norris Avenue, Vineyard Avenue, Jennifer Way, Dukes County Avenue, Sea View Avenue, Bayes Hill Circle and one unaddressed Oak Bluffs parcel, show price not yet available.

NEIGHBORHOOD BREAKDOWN

Norris Avenue had two recorded transfers on Aug. 25, at 64 Norris Ave and 68 Norris Ave, both price not yet available. By price tier, the two known sales split across the range: 76 Summit Ave falls under $500,000, and 90 Munroe Ave falls over $1 million. No other street had more than one recorded transfer in the period, and the remaining addresses, at 2 Pennacook Ave Unit 102, 96 Vineyard Ave, 6 Jennifer Way, 100 Dukes County Ave, 3 Bayes Hill Cir and one Oak Bluffs address without a listed street, are single, isolated recordings without a price yet attached.

MARKET NOTES

Five of the 10 recorded transfers, at 64 Norris Ave, 68 Norris Ave, 96 Vineyard Ave, 6 Jennifer Way and 100 Dukes County Ave, moved from seller Matthew Viaggio into a trust held by Matthew Viaggio and Susan V. White, all recorded the same day, Aug. 25. A sixth transfer, at 2 Pennacook Ave Unit 102, moved from Stephen R. Kosow and Richard Kosow to a trust held by Richard Kosow, also recorded Aug. 25. A tenth transfer, at 3 Bayes Hill Cir, moved from David T. Caron Jr. and Paula Caron to Emma Caron and Taber Caron. These are trust and family transfers within the same names; the registry data does not indicate the reason for the transfers. Separately, the 64 Norris Ave record lists the buyer as "Declaration of Homestead" rather than a named individual or entity, which reflects a homestead filing recorded alongside the trust transfer rather than a sale to a new owner. Three of the 10 recorded transfers involved financial institutions as a named party: Kearny Bank as seller to Andrew J. and Katherine J. Farrissey; Matthews Industries LLC as seller to JPMorgan Chase Bank NA; and Leidinaura F. Rosa as seller to NQM Funding LLC.
