EDGARTOWN -- Six property deeds were recorded in Edgartown between July 17 and August 15, but only one listed a disclosed sale price, leaving most of the period's transfer activity without public pricing.

MARKET OVERVIEW Six deeds were recorded in Edgartown during the period. Only one, the sale of a Winter Street condominium unit, included a disclosed sale price: $580,000. Because that single transaction is the only priced sale in the dataset, it also represents the full price range ($580,000 to $580,000) and the median. Six recorded deeds is a modest count for a four-week window, and with five of six transfers carrying no disclosed price, the data offers limited basis for judging whether the period was more or less active than usual.

At 3 Road to the Plains, the estates of Christopher John Atkins and C.J. Crofton Atkins transferred the property July 22 to trustees Kate Cetrulo Bjornlund and Marylouise L. Atkins. At 96 Ninth St North, Dawn M. Friscia and Devin J. Carnicelli transferred the property July 22 to Dawn M. Friscia and Michael V. Friscia.

NEIGHBORHOOD BREAKDOWN Green Hollow Road accounted for two of the six recorded deeds, the highest concentration on any single street in the period. Both transfers, dated July 21 and July 22, involved the same two parties, Green Hollow LLC and Reily Family LP, with the buyer and seller roles reversed between the two filings. The remaining deeds were spread across four separate locations, Winter Street, Road to the Plains, Ninth Street North, and an unaddressed Edgartown filing, with one deed recorded at each. Because only one of the six transactions disclosed a price, a price-tier breakdown is not meaningful for this period.
