Sole priced Tisbury sale this period closes at $150,000 on Cook Road

TISBURY -- Four deeds were recorded for Tisbury properties between Aug. 21 and Sept. 19, but only one carried a sale price so far, leaving most of the period's activity still shrouded in the normal data lag at the Dukes County Registry of Deeds.

MARKET OVERVIEW The registry recorded four transactions in the period. Of those, one included a sale price: $150,000, for a unit at 15 Cook Rd. That single figure sets both the low and high end of the reported price range, $150,000 to $150,000, and the median sale price. The other three deeds have not yet had a price attached; prices typically post to the registry within about a week of recording, so that data may still arrive. With only one confirmed price, the raw count of four recorded deeds is too small and too incomplete on pricing to characterize the period as active or quiet.

TOP SALES The only transaction with a recorded price was 15 Cook Rd, which sold for $150,000 on Aug. 26. The seller was Susan A. Bowen, as trustee of the Susan A. Bowen Living Trust; the buyer was Fall River Five Cents Savings Bank. Bed, bath and square footage figures were not available in the deed data.

Three additional properties changed hands or were otherwise recorded without a price yet on file: a Tisbury property (street address not specified in the deed record) transferred Aug. 31 from Salli Hart to Cavalry SPV I LLC; a unit at 200 Sandpiper Ln, Unit 12, was the subject of an Aug. 24 filing from seller Nicole M. Absar; and 338 Bigelow Rd was transferred Aug. 24 from David L. Sunding to himself as trustee of the David L. Sunding Revocable Trust.

NEIGHBORHOOD BREAKDOWN The four deeds are spread across four different locations, Cook Road, an unspecified Tisbury address, Sandpiper Lane and Bigelow Road, with no street or neighborhood accounting for more than one recorded transaction in the period. By price tier, the only figure available places the Cook Road transaction in the under-$500,000 range; the remaining three cannot be sorted by tier until prices post.

MARKET NOTES The four recorded deeds are not uniform in kind. The Cook Road transaction paired a family trust as seller with a savings bank as buyer. The Bigelow Road filing moved title from an individual to himself as trustee of his own revocable trust, an internal ownership change rather than a sale to a new party.
