Two Disclosed Tisbury Sales in July Span $250,000 to $464,000 Range

TISBURY -- Four transactions were recorded at the Dukes County Registry of Deeds for Tisbury properties between July 3 and Aug. 1, but only two carried disclosed sale prices, ranging from $250,000 to $464,000.

MARKET OVERVIEW The registry recorded four Tisbury transactions during the period. Of those, two included a disclosed consideration amount, with prices ranging from $250,000 to $464,000 and a median of $357,000. The other two entries were not conventional property sales: one was a certificate of death and one was a declaration of homestead, both of which are commonly recorded alongside or independent of a property transfer and do not themselves represent a sale price. Based on the raw count of four recorded transactions, the period appears quiet.

TOP SALES The highest-priced transaction was 50 Daggett Ave., which sold for $464,000 on July 14. The seller was listed as Arthur W. Strople III and the buyer as EBJH LLC. Bed, bath and square footage figures were not available in the deed record.

The second sale was 46 Summer St., which sold for $250,000 on July 7. The sellers were listed as Virginia M. Gonsalves, trustee, and the estate of Frank Otis Gonsalves; the buyer was Martha's Vineyard Bank.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded transaction during the period, so no street-level clustering emerged. By price tier, both disclosed sales fell under $500,000: the Summer Street property at $250,000 and the Daggett Avenue property at $464,000. No transactions with a disclosed price exceeded $500,000 during the period.

MARKET NOTES Half of the four recorded transactions -- the certificate of death involving grantor John W. Macy and the declaration of homestead at 726 Franklin St. involving trustees Kathryn N. Shands and Juliet K. Mulinare -- were not property sales in the conventional sense and carried no consideration amount, which is standard for those instrument types. Of the two actual property sales, one involved a corporate buyer, EBJH LLC, and one involved a bank, Martha's Vineyard Bank, as grantee following a trustee and estate conveyance. Property type (single-family, condominium or multi-family) was not specified in any of the four deed records, and no square footage or price-per-square-foot figures were available for comparison.
