WEST TISBURY -- Four property transfers were recorded in West Tisbury between Aug. 28 and Sept. 26, with two of the highest-value deeds moving to Martha's Vineyard Bank and two of the period's four recorded documents still awaiting sale-price data.
MARKET OVERVIEW The Dukes County Registry of Deeds recorded four West Tisbury transfers during the period. Of those, two list a sale price, ranging from $250,000 to $550,000, with a median of $400,000. The other two show price not yet available, which is typical when a deed has been recorded but the consideration amount has not yet reached the registry's data feed. With only four total transfers and half still missing price data, the period reads as quiet based on the raw count alone; a fuller picture will emerge once the remaining prices post.
TOP SALES 139 Oak Lane sold for $550,000 on Sept. 14. The sellers were Griffin Gardner and Leila Gardner, as trustees; the buyer was Martha's Vineyard Bank.
105 Otis Bassett Road sold for $250,000 on Sept. 14. The seller was Maribeth Macaisa; the buyer was Martha's Vineyard Bank.
Two additional transfers were recorded without a price yet available. A property on Forest Road (Site No. 29 at 44 Forest Road) transferred from Seven Gates Farm Corp. to Michael L. Marcus and Jennifer W. Marcus on Sept. 15. A separate Forest Road document, recorded Sept. 16, lists ASM Forest Road LLC as seller and identifies the recorded instrument as a Certificate of Municipal Liens rather than naming an individual buyer; no sale price is attached to this record.
NEIGHBORHOOD BREAKDOWN Forest Road accounted for two of the period's four recorded transfers, both without price data so far: the Site No. 29 property sold by Seven Gates Farm Corp. to the Marcuses, and the Certificate of Municipal Liens filed by ASM Forest Road LLC. Oak Lane and Otis Bassett Road each had one recorded sale. By price tier, the two sales with recorded figures split evenly: one under $500,000 (105 Otis Bassett Road at $250,000) and one above $500,000 (139 Oak Lane at $550,000).
MARKET NOTES Both priced transactions in this period, at 139 Oak Lane and 105 Otis Bassett Road, list Martha's Vineyard Bank as the buyer and were recorded on the same date, Sept. 14. Deed records do not indicate property type, square footage, or bedroom and bathroom counts for any of the four transfers, so no price-per-square-foot comparison is available. The Sept. 16 Forest Road filing is recorded as a Certificate of Municipal Liens rather than a standard deed naming a buyer; deed data alone does not indicate whether a further conveyance is pending on that property.
