WEST TISBURY -- Eight properties changed hands in West Tisbury between July 24 and Aug. 22, with recorded prices ranging from $110,000 to $8,958,400 and more than half the transactions carrying no disclosed sale price.
MARKET OVERVIEW The Dukes County Registry of Deeds recorded eight transfers in West Tisbury during the period. Of those, four listed a sale price, ranging from $110,000 to $8,958,400, with a median of $3,506,750. The other four were recorded without a disclosed consideration amount. Based on the raw count of eight recorded transfers in roughly one month, the period showed a mix of high-value sales and trust or estate transfers.
TOP SALES The highest-priced transaction was 29 Naushon Rd, which sold for $8,958,400 on Aug. 4. The seller was listed as Beach Pebble Road LLC and the buyer as Makonikey Vista LLC. At 130 Plum Bush Point Rd, the property sold for $5,000,000 on July 31; the seller was listed as Tatro Sharon Trs and Realty Trust, and the buyer as JPMorgan Chase Bank NA. The Nats Farm Rd property at 35 Nats Farm Rd sold for $2,013,500 on Aug. 5, with sellers Gaylen O. Mulderry and Daniel P. Mulderry and buyer Rachel Goldstein Trs of the Nats Farm Lane Realty Trust. The lowest disclosed sale, 381 State Rd, sold for $110,000 on July 24, with seller Karen Kanta Lipsky and buyer Marthas Vineyard Bank.
NEIGHBORHOOD BREAKDOWN Pond Road saw the most activity of any street, with three separate transfers recorded: 115 Pond Rd (Aug. 6), 35 Pond Rd (Aug. 3) and 86 Pond Rd (July 30). None of the three disclosed a sale price. Nats Farm Rd/Lane also saw two related transfers: the $2,013,500 sale on Aug. 5, followed the same day by a transfer of the property into a certificate of trust, with no price disclosed.
