Aquinnah August Sales Range From $41,000 to Nearly $2 Million

AQUINNAH -- Six property transfers recorded in Aquinnah between July 31 and Aug. 29 ranged from $41,019 to $1,969,000, with the single costliest sale, a trust-to-bank transfer on Maple Hill Drive, accounting for more than half the period's total disclosed value.

MARKET OVERVIEW The Dukes County Registry of Deeds recorded six Aquinnah transfers during the period. Five of the six listed a sale price; disclosed prices ranged from $41,019 to $1,969,000, with a median of $147,558. One transfer, an unaddressed Aquinnah property that moved from Santander Bank NA to Robert H. and Mary Louise Shriber, listed no consideration amount. Six recorded deeds in a single month is a modest count on its own; the data provided offers no prior-period figures for comparison, so this report does not characterize the pace as active or quiet beyond the raw number.

TOP SALES The period's highest-priced transaction was 7 Maple Hill Drive, which sold for $1,969,000 on July 31. The seller was listed as Andrew P. McAfee, trustee, and the Andrew P. McAfee Trust; the buyer was JPMorgan Chase Bank NA. At 32 Old South Road, Richard L. and Bernadine Greenman sold to COM LLC and Mortgage Electronic Registration Systems Inc. for $600,000 on Aug. 14. The town of Edgartown was recorded as buyer in two transactions: 122 Lighthouse Road sold for $147,558 on July 31, with Belle Histoire LLC as seller, and 1140 State Road sold for $41,019 the same day, with Berta Giles Welch, trustee, and the State Road Realty Trust as seller. At 20 Old South Road, Robert H. and Mary Louise Shriber sold to Citizens Bank NA for $100,000 on Aug. 5.

NEIGHBORHOOD BREAKDOWN Old South Road accounted for two of the six sales: the $600,000 transfer at No. 32 and the $100,000 transfer at No. 20. The remaining four transactions were spread across Maple Hill Drive, Lighthouse Road, State Road and one unaddressed Aquinnah parcel, with no other street repeating. By price tier, one sale exceeded $1 million (Maple Hill Drive), one fell between $500,000 and $1 million (Old South Road, $600,000), and three disclosed sales were under $500,000 (Lighthouse Road, Old South Road and State Road), alongside the one transaction with no price disclosed.

Robert H. and Mary Louise Shriber appear on both sides of separate transactions within the period, as buyers of the unaddressed Aquinnah property from Santander Bank NA and as sellers of 20 Old South Road to Citizens Bank NA.
