Aquinnah Sale Prices Range From $800,000 To $2.68 Million This Period

AQUINNAH -- Three of five property transfers recorded in Aquinnah over the past month disclosed sale prices, ranging from $800,000 to $2,680,000, with a Lighthouse Road sale marking the period's highest recorded transaction.

MARKET OVERVIEW Five properties recorded deed transfers in Aquinnah between June 19 and July 18, according to Dukes County Registry of Deeds records. Three of the five disclosed a sale price, ranging from $800,000 to $2,680,000, with a median of $935,500 among the disclosed sales. The other two transfers did not disclose a price. With only five recorded transactions in the period, and two involving a bank as buyer rather than an individual, the dataset is small and offers a limited picture of typical residential resale activity in town.

TOP SALES 370 Lighthouse Road sold for $2,680,000 on June 26, the highest-priced transaction recorded in the period. David Soergel and Erin McDonnell were listed as sellers; Bank of America NA was listed as the buyer.

834 State Road sold for $935,500 on June 26. James Feiner was the seller; Walter G. Ricciardi and Clara F. Ricciardi, as trustees, were the buyers.

517 State Road sold for $800,000 on July 15. Thomas P.J. Rosenberg and Valerie M.B. Rosenberg were listed as sellers; Bank of America NA and Mortgage Electronic Registration Systems Inc. were listed as buyers.

Two additional transfers recorded in the period did not disclose a sale price. 3 Old Harvest Way transferred June 29 from Louis F. Reuter IV to Kari E. Roberts and Jason E. Roberts, as trustees. And an Aquinnah property transferred July 17 from Eric Berke and Sheryl Berke to Aquinnah Town Conservation.

NEIGHBORHOOD BREAKDOWN State Road accounted for two of the five recorded transfers this period -- 517 State Road at $800,000 and 834 State Road at $935,500 -- the only street with more than one recorded sale. The remaining transfers were on Lighthouse Road, Old Harvest Way, and an address recorded simply as Aquinnah. By price tier among the three disclosed sales, two fell in the $500,000-to-$1 million range and one exceeded $1 million; no disclosed sale fell below $500,000.

MARKET NOTES Bank of America NA was listed as buyer in two of the five recorded transfers -- 517 State Road and 370 Lighthouse Road -- which were also two of the three highest-value transactions in the period. Two other transfers named a trust as buyer: 3 Old Harvest Way and 834 State Road. One transfer, of an Aquinnah property from Eric and Sheryl Berke, went to Aquinnah Town Conservation; no price was disclosed for that transaction. Bedroom, bathroom and square-footage figures were not available in the deed records reviewed for this report, so no price-per-square-foot comparison could be made, and deed records did not specify property type for any of the five transfers.
