EDGARTOWN -- Eight property transfers recorded at the Dukes County Registry of Deeds between July 31 and August 29 ranged from a $6,514,000 estate sale to a $26,799 town land acquisition, with four of the eight transactions listing a bank as the buyer.

Eight sales were recorded in the period, six with disclosed prices. Prices ranged from $26,799 to $6,514,000, with a median sale price of $999,343 across the six disclosed transactions. The raw count of eight recorded deeds is a modest volume for a four-week span, and the data alone does not indicate whether that represents an active or quiet month relative to other periods.

TOP SALES

6 Browns Farm Lane sold for $6,514,000 on Aug. 3. The seller was listed as Spencer James, trustee, and the James Spencer Revocable Trust; the buyer was Bank of America NA.

52 South Summer Street sold for $5,000,000 on July 31. The seller was Vineyard Life LLC; the buyer was US Bank NA.

139 Pennywise Path sold for $1,873,687 on July 31. The seller was Doris Lubell; the buyer was Urban Development.

62 Herring Creek Road sold for $125,000 on July 31. The sellers were William H. Croke and Joan E. Hewson; the buyer was Cape Cod Five Cents Savings Bank.

571 Edgartown Vineyard Haven Road sold for $37,905 on July 31. The sellers were Kayla Jo Parkhurst and Marisa A. Estrella; the buyer was the town of Edgartown.

NEIGHBORHOOD BREAKDOWN

No street name appeared more than once among the eight recorded transfers, so no street-level cluster emerged. By price tier: three sales topped $1 million, including 6 Browns Farm Lane ($6,514,000), 52 South Summer Street ($5,000,000) and 139 Pennywise Path ($1,873,687). Three sales fell under $500,000: 62 Herring Creek Road ($125,000), 571 Edgartown Vineyard Haven Road ($37,905) and 19 Seventh Street North ($26,799), the latter sold by Polly Bassett to the town of Edgartown on July 31. No sale fell in the $500,000 to $1 million range. Two additional transfers, a parcel listed only as "Edgartown, MA" from Edgartown Town and Victoria Haeselbarth to Martha's Vineyard Bank, and 16 Zoll Road, transferred from Richard Marcus Adami and Leslie Adami to Leslie Adami and Richard Marcus Adami as trustees, did not list a sale price.

MARKET NOTES

Four of the eight recorded transfers listed a bank as the buyer: Bank of America NA, Martha's Vineyard Bank, US Bank NA and Cape Cod Five Cents Savings Bank. Two transfers listed the town of Edgartown as buyer, both under $40,000. One transfer, 16 Zoll Road, moved the property from two individual owners to those same two individuals acting as trustees, a within-family trust transfer. Beds, baths and square footage were not available in the deed data for any of the eight properties, so no price-per-square-foot comparison can be made.
