Edgartown's priciest June sale hits $5 million on Peases Point Way

EDGARTOWN -- Eight deeds recorded at the Dukes County Registry of Deeds between June 19 and July 18 show a $5 million sale on Peases Point Way North as the period's top transaction, in a month where half the recorded transfers carried no disclosed sale price.

MARKET OVERVIEW Eight sales were recorded in Edgartown during the period. Of those, four listed a sale price, ranging from $75,000 to $5,000,000, with a median of $2,541,500 among the disclosed-price transactions. The remaining four deeds recorded no consideration amount. With only half the transfers disclosing price, the raw sales count alone does not indicate whether the period was active or quiet relative to typical volume.

TOP SALES 121 Peases Point Way N sold for $5,000,000 on June 23. The sellers were listed as M. Roch Hillenbrand and Carol Hillenbrand; the buyer was Bank of America NA.

9 Fowler Ave sold for $4,583,000 on June 23. The sellers were listed as Brian Purdy, trustee, and Timothy Peabody, trustee; the buyers were Isla P. Garraway, trustee, and David M. Shavelle, trustee.

42 Deacon Vincent Way sold for $500,000 on June 23. The sellers were listed as Cameron P. Steele, trustee, and Mary C. Steele, trustee; the buyer was JPMorgan Chase Bank NA.

46 Teaberry Ln sold for $75,000 on June 22. The seller was listed as Michael Bettencourt; the buyer was Rockland Trust Co.

The four remaining deeds -- covering properties on an unlisted Edgartown address, 20 Fishermans Knot Rd, 93 Schoolhouse Rd and 16 Fisher Rd -- recorded no sale price.
