EDGARTOWN -- Eight property transfers recorded at the Dukes County Registry of Deeds between Sept. 11 and Oct. 10 ranged from $250,000 to $2,023,000, with a median of $784,122 among the five sales with a recorded price so far.

MARKET OVERVIEW

The registry recorded eight transfers in the period. Five carried a sale price at the time of reporting; the remaining three show no price yet, which typically appears in registry data within about a week of recording and is not an indication that a price was withheld. Among the five priced sales, the low was $250,000 at 4 MacGregor Lane and the high was $2,023,000 at 10 North Bog Road, with a median of $784,122. Eight recorded transfers in a one-month span is a modest total on its own; the data here does not include prior-month figures for comparison.

TOP SALES

The highest-priced transaction was 10 North Bog Road, which sold for $2,023,000 on Sept. 14. The seller was listed as Woodcrest Holdings LLC and the buyer as Loan Funder LLC, with Mortgage Electronic Registration Systems Inc. also named on the deed. Bed, bath and square footage figures were not available.

The second-highest sale was 8 Baylies Way, which sold for $1,475,000 on Sept. 14. The sellers were Lucas Brewer and Tiffani Ann Brewer; the buyer was Martha's Vineyard Bank.

The third-highest sale was 8 Woodhaven Drive, which sold for $784,122 on Sept. 15. The seller was listed as Richelle Patricia Parham, trustee of the Parham Family Trust, and the buyer as JLD Capital LLC, with Mortgage Electronic Registration Systems Inc. also named.

The fourth-highest sale was 15 Mill Street, Unit 24, which sold for $495,000 on Sept. 11. The seller was Mill Street LLC and the buyer was Sodamnlucky LLC.

The fifth-highest sale was 4 MacGregor Lane, which sold for $250,000 on Sept. 14. The sellers were Charles W. Hoopes and Megan T. Landeck; the buyer was Martha's Vineyard Bank.

NEIGHBORHOOD BREAKDOWN

No street in the dataset had more than one recorded sale, so transfers are grouped by price tier. Under $500,000: 4 MacGregor Lane ($250,000) and 15 Mill Street, Unit 24 ($495,000). Between $500,000 and $1 million: 8 Woodhaven Drive ($784,122). Over $1 million: 10 North Bog Road ($2,023,000) and 8 Baylies Way ($1,475,000). Three additional properties, an unaddressed Edgartown parcel tied to the Parham Family Trust, 7 Moffett Way and 1 Hotchkiss Lane, recorded transfers with price not yet available.

MARKET NOTES

Square footage was not available for any property in this period, so no price-per-square-foot comparison can be made. The sales mix included at least one condominium unit, 15 Mill Street, Unit 24, with the remainder appearing to be single-family or unaddressed parcels based on the deed descriptions provided. Three of the eight recorded transfers involved a change in ownership structure rather than a conventional third-party sale: the unaddressed Parham Family Trust parcel moved from the trust to a certificate of trust; 7 Moffett Way moved from joint ownership by Andrew G. Berg and Ellen M. Weiss to Berg alone; and 1 Hotchkiss Lane moved from Paul M. and Elizabeth Norwood individually to themselves as trustees. All three lack recorded prices, consistent with their nature as non-arm's-length transfers. Two of the priced sales, 8 Baylies Way and 4 MacGregor Lane, named Martha's Vineyard Bank as buyer; the data does not indicate the circumstances behind either transfer.
