WEST TISBURY -- Six property transfers were recorded in West Tisbury between Sept. 18 and Oct. 17, but only half carried a sale price in the registry so far, led by a $3.8 million transaction on Edson Forest Road.

20 Edson Forest Road sold for $3,800,000 on Sept. 28. The sellers were David A. Behnke and Paul F. Doherty, as trustees; the buyers were John D. Reese and Jill M. Bailey, as trustees.

A second transfer at the same address, recorded under the spelling "20 Edson Forrest Road," was recorded the same day for $3,040,000. The sellers were Jill M. Bailey and John D. Reese, as trustees; the buyer of record was T Bank, with Mortgage Electronic Registration Systems Inc. listed as well. The MERS designation typically indicates a mortgage-related recording rather than a resale to a new owner.

10 Danls Way sold for $1,320,000 on Sept. 30. The seller was Hazell Avery, as trustee, along with the Danls Way Nominee Trust; the buyer was Martha's Vineyard Bank, another designation consistent with a bank-related recording rather than a conventional owner-to-owner sale.

NEIGHBORHOOD BREAKDOWN

Edson Forest Road accounted for two of the six transfers, both recorded Sept. 28 at the same address under slightly different street-name spellings, together representing the two highest sale prices in the period. Danls Way also accounted for two transfers recorded the same day, Sept. 30, both involving Hazell Avery and the Danls Way Nominee Trust as seller; one carried a price of $1,320,000 and the other has no price on file. Single transfers were recorded on Crow Hollow Road and Island Farms Road, both without a price currently on file.

By price tier among the three recorded sales: one was below $2 million ($1,320,000 on Danls Way), and two were above $3 million (both at Edson Forest/Forrest Road).
