TISBURY -- Six property transfers were recorded at the Dukes County Registry of Deeds for Tisbury between July 31 and Aug. 29, 2026, led by a $1,470,000 condominium sale on Cove Road.

MARKET OVERVIEW Six sales were recorded during the four-week period. Among the five sales with a disclosed price, values ranged from $160,000 to $1,470,000, with a median sale price of $730,000. One of the six transfers listed no consideration amount. TOP SALES The highest-priced sale was 150 Cove Rd Unit 10, which sold for $1,470,000 on Aug. 6. Mary K. Hochberg was the seller; the buyers were Carl D. Shapiro and Judith M. Shapiro, as trustees.

455 State Rd Unit 10 sold for $1,280,000 on Aug. 5. MV Woodland Co. was the seller; Live Oak Banking Co. was the buyer.

NEIGHBORHOOD BREAKDOWN State Road accounted for two of the six recorded sales. On Aug. 5, MV Woodland Co. sold a unit at 455 State Rd Unit 10 for $1,280,000 and, the same day, purchased the main parcel at 455 State Rd for $730,000. Cove Road, Edgartown Road and Beach Road each had one recorded sale.

By price tier: two sales were above $1 million (150 Cove Rd Unit 10 and 455 State Rd Unit 10); two fell between $500,000 and $1 million (455 State Rd and 128 Edgartown Rd); one was under $500,000 ($160,000 at 60 Beach Rd Unit 240); and one carried no disclosed price (a Tisbury property tied to the Shapiro trust transfer).

MARKET NOTES Three of the six recorded transfers involved condominium units (150 Cove Rd Unit 10, 455 State Rd Unit 10, and 60 Beach Rd Unit 240), while the remaining three involved standalone parcels. Two transfers within the dataset appear connected: the $1,470,000 Cove Road sale to Carl D. Shapiro and Judith M. Shapiro as trustees was followed, on the same day, by a second recorded transfer of a Tisbury property from the Shapiro trustees to a "Certificate of Trust" entity, with no price disclosed.
