TISBURY -- Four property transfers were recorded in Tisbury between Sept. 18 and Oct. 17, with recorded sale prices ranging from $250,000 to $1.4 million. One transaction had no price recorded as of this writing.

MARKET OVERVIEW

Four sales were recorded during the period, three of which carry a disclosed price. Prices ranged from $250,000 to $1.4 million, with a median of $483,000 among the three priced sales. A count of four recorded transactions in a month is a small sample for Tisbury, and the data alone does not support characterizing the period as particularly active or quiet.

TOP SALES

The highest-priced transaction was 20 Union Court, Unit C, which sold for $1.4 million on Sept. 18. The seller was listed as Union Court Unit C and Reid A. Dunn; the buyer was Shelley Moore Christiansen, trustee of the Shelley Moore Christiansen Revocable Trust. Beds, baths and square footage were not available from the deed record.

The second-highest sale was 2 Barnacle Bill Way, Lot 2, which sold for $483,000 on Sept. 23. Joseph A. Nickowal was the seller; Mark S. Nickowal and Peter J. Nickowal, both listed as trustees, were the buyers.

The third sale with a recorded price was 32 Washington Ave., which sold for $250,000 on Sept. 23. Shawn D. Clapp and Amy M. Clapp were the sellers; Rockland Trust Co. was the buyer.

A fourth transfer, with no address specified in the deed record, was recorded Sept. 24 and has no price listed yet. The sellers were listed as Sylvia Robin, trustee, and Sylvia Gary, trustee; the recorded buyer entry was a declaration of homestead.

NEIGHBORHOOD BREAKDOWN

No street name appeared more than once in this period's data, so sales are grouped by price tier. One sale fell under $500,000: 32 Washington Ave. at $250,000. Two sales fell in the $500,000-to-$1-million-and-above range when combined with the top tier: 2 Barnacle Bill Way at $483,000 sits just under the $500,000 mark, and 20 Union Court, Unit C, at $1.4 million, is the only sale above $1 million recorded this period. The fourth transfer has no price yet available for tier placement.

MARKET NOTES

Property types in this period's data include a condominium unit (20 Union Court, Unit C) and what deed records indicate are single-family or lot-based transfers (2 Barnacle Bill Way, Lot 2, and 32 Washington Ave.). Square footage was not available for any transaction, so no price-per-square-foot comparison can be made.

Two of the four transfers involved trustees as buyers: the Barnacle Bill Way sale to Mark S. Nickowal and Peter J. Nickowal, trustees, and the Union Court sale to Shelley Moore Christiansen, trustee. The Washington Avenue sale listed Rockland Trust Co. as the buyer. The fourth transfer, with sellers listed as trustees and no price recorded, involved a declaration of homestead rather than a typical sale between unrelated parties.
