CHILMARK -- Dukes County Registry of Deeds records show four property transfers in Chilmark between Aug. 21 and Sept. 19, with recorded sale prices ranging from $1,249,125 to $5,800,000 on the two deeds that have prices posted so far.

MARKET OVERVIEW

Four transfers were recorded in Chilmark during the period. Two of the four have a recorded consideration amount to date; the other two show no price yet, which is normal for deeds recently filed with the registry and typically resolves within about a week. Among the two priced sales, prices ranged from $1,249,125 to $5,800,000, with a median of $3,524,562. A raw count of four transfers over a four-week span is a modest volume for the town.

TOP SALES

The highest-priced recorded sale was 9 Ridge Hill Rd., which sold for $5,800,000 on Aug. 27. The seller was RHR Five Realty Trust and the buyer was Ridge Hill Properties MV LLC.

The second recorded sale was 300 North Rd., which sold for $1,249,125 on Aug. 27. The sellers were Timothy P. Castree and Kristen C. Castree; the buyers were Tomo Mortgage LLC and Mortgage Electronic Registration Systems Inc.

Two additional transfers were recorded without a price yet available: 72 Blueberry Ridge Ln., sold Sept. 1 from David A. Ebby and Jane B. Ebby to BRL LLC, and a Chilmark property sold Aug. 28 from Kearny Bank to Marie K. Larsen and Daniel L. Larsen Sr., with no street address provided in the deed data.

NEIGHBORHOOD BREAKDOWN

No street had more than one recorded transfer during the period, so sales are broken out by price tier among the two with recorded prices. Under $2 million: 300 North Rd. at $1,249,125. Over $5 million: 9 Ridge Hill Rd. at $5,800,000. The two transfers without a recorded price, on Blueberry Ridge Lane and an unaddressed Chilmark parcel, cannot yet be placed into a price tier.

MARKET NOTES

Two of the four recorded transfers involved a financial institution as a party: Kearny Bank as seller on the Aug. 28 transfer, and Tomo Mortgage LLC and Mortgage Electronic Registration Systems Inc. as buyers on the 300 North Rd. deed. The 9 Ridge Hill Rd. sale involved a transfer from a realty trust to a limited liability company. Bed, bath and square footage figures were not available in the deed data for any of the four transfers, so no price-per-square-foot comparison can be made this period.
