North Street Sale Tops $4 Million as Edgartown Prices Vary Widely

EDGARTOWN -- Six property transfers were recorded in Edgartown between Aug. 14 and Sept. 12, led by a $4.3 million sale on North Street, according to Dukes County Registry of Deeds records. Three of the six transactions included a disclosed sale price, while the other three did not, which is common for deed filings.

MARKET OVERVIEW

Six sales were recorded during the period. Of those, three carried a disclosed price, ranging from $435,000 to $4,300,000, with a median sale price of $1,100,000. Three transactions, half the total, listed no consideration amount. Based on the raw count alone, six recorded transfers over a four-week span represents a modest but steady pace; no comparative data is available to determine whether that is typical for Edgartown.

TOP SALES

The highest-priced transaction was 31 North St., which sold for $4,300,000 on Aug. 17. The property was sold by Donald L. Hendricks, as trustee, and Family Trust, to Dea P. Auray and Thomas S. Auray.

34 Tenth St. South sold for $1,100,000 on Aug. 18. Dean Teague sold the property to Alexis Thurman.

11 Boylston Dr. sold for $435,000 on Aug. 18. Jerrold T. Lundquist sold the property to Yannick Cadoret.

The remaining three transactions, an unaddressed Edgartown parcel, 510 Edgartown Vineyard Haven Rd., and 23 Vickers St., did not include a disclosed price.

NEIGHBORHOOD BREAKDOWN

No street in the dataset had more than one recorded sale, so transactions are grouped by price tier among the disclosed sales. Under $500,000: one sale, 11 Boylston Dr. at $435,000. Over $1 million: two sales, 34 Tenth St. South at $1,100,000 and 31 North St. at $4,300,000. The three sales with no disclosed price, an unaddressed Edgartown property, 510 Edgartown Vineyard Haven Rd., and 23 Vickers St., cannot be placed into a price tier.

MARKET NOTES

Three of the six recorded transfers involved a trust. The North Street sale was sold out of a family trust. A property with no listed address was transferred from Bank of America NA to John T. Kane and Carol A. Kane, as trustees. And 23 Vickers St. was transferred from John L. Gilmour to John L. Gilmour and Kelly A. Gilmour, as trustees. Bed, bath and square footage figures are not available in deed records, so no price-per-square-foot comparisons can be made. One buyer, Eastport Holdings LLC, which acquired 510 Edgartown Vineyard Haven Rd., is a limited liability company rather than an individual; no price was disclosed for that transaction.
