AQUINNAH -- Dukes County Registry of Deeds records show two filings for Aquinnah properties between Sept. 11 and Oct. 10, but only one carries a recorded sale price so far: $500,000 for a property on Old South Road.

Editor's note: With only two recorded transfers in this period, and a price available for just one of them, this roundup is shorter than usual. A fuller market picture will be possible once more deeds clear the registry.

MARKET OVERVIEW Two deeds were recorded in Aquinnah during the period. Only one includes a sale price, $500,000, so a meaningful price range or median cannot be calculated from this data. The second transfer's price is not yet available. Two recorded transfers is too small a sample to characterize the period as active or quiet.

TOP SALES The only sale with a recorded price is 2 Old South Rd, which sold for $500,000 on Oct. 2. The seller is listed as Christine A. Murphy, trustee, and the Beech Tree Revocable Trust; the buyer is listed as Martha's Vineyard Bank. Bed, bath and square footage figures are not available from deed records.

NEIGHBORHOOD BREAKDOWN Both recorded transfers in this period list the same seller, Christine A. Murphy, trustee, and the Beech Tree Revocable Trust, and both were recorded on Oct. 2. No street address is listed for the second transfer in the registry data provided.

MARKET NOTES The second recorded deed lists the buyer as "Certificate of Trust" rather than an individual or entity buyer, and includes no street address or price. Combined with the shared seller and recording date, this suggests the second filing may be a trust-related document tied to the Old South Road transaction rather than a separate property sale, though the data provided does not confirm this. Readers should treat the "two sales" count for this period with that caveat in mind.
