TISBURY -- Dukes County Registry of Deeds records show four transactions tied to Tisbury properties recorded between Sept. 11 and Oct. 10, but only one carried a sale price so far: a $1,072,000 transfer on Davis Street.

MARKET OVERVIEW Four deed transactions recorded in Tisbury during the period. Of those, one includes a recorded sale price: $1,072,000, which sets both the low and high end of the price range and the median for the month. The remaining three entries have no price on record yet. Based on the raw count, four recorded transactions is a modest volume for the month; with price data available for only one of the four, it's too early to characterize the broader market's direction from this period alone.

TOP SALES The only transaction with a recorded price was 51 Davis St., which sold for $1,072,000 on Sept. 15. The sellers were listed as Catherine Taylor and Amir Shahideh; the buyer was JPMorgan Chase Bank NA. No bedroom, bathroom or square footage data is available from deed records. The other three recorded transactions, at Alyssa Lane, Goah Way and an unspecified Tisbury address, have no sale price on file yet.

NEIGHBORHOOD BREAKDOWN The four recorded transactions span three distinct addresses, 51 Davis St., 55 Alyssa Lane and 15 Goah Way, plus one entry without a listed street address. No street or neighborhood had more than one recorded transaction this period, so no geographic clustering emerged. By price tier, the only transaction with a confirmed price, 51 Davis St., falls over $1 million. The other three transactions cannot yet be sorted into a price tier because no sale price has been recorded.

MARKET NOTES Deed records do not include bedroom, bathroom or square footage figures for any of the four transactions, so no price-per-square-foot comparisons are possible this period. The four recorded transactions are not uniform in type. The Davis Street transaction, recorded Sept. 15, lists JPMorgan Chase Bank NA as buyer. The Alyssa Lane transaction, also recorded Sept. 15, transferred property from Leonard and Tina Reich to the MV Living Trust with Leonard Reich listed as trustee, a transfer within the same family name. Two of the four entries, the Sept. 15 Tisbury filing from Laura Townes and Catherine Taylor and the Sept. 11 Goah Way filing involving Ricardo and Selma Souza, are recorded as an affidavit and a declaration of homestead, respectively, rather than property sales, and neither carries nor is expected to carry a sale price.
