Tisbury Deeds Show $150,000 to $3.6 Million Spread in Late Summer
TISBURY -- Seven deeds recorded at the Dukes County Registry of Deeds over the past month show a wide gap between the town's highest and lowest recorded sale prices, with a $3.6 million Main Street transaction anchoring the top of the market.
MARKET OVERVIEW The Dukes County Registry of Deeds recorded seven Tisbury property transfers between Aug. 14 and Sept. 12, an average of roughly one every four days. Of those seven, four listed a sale price and three did not. Among the four disclosed prices, the range ran from $150,000 to $3,600,000, with a median sale price of $1,185,000. The gap between the town's two disclosed sales above $2 million and its two disclosed sales under $200,000 means the median sits closer to the middle of a bimodal group rather than reflecting a typical transaction.
TOP SALES 139 Main St. sold for $3,600,000 on Aug. 19, the period's highest recorded price. The seller was Vineyard Haven Captains House LLC; the buyers were listed as Daniel Artemus Steingart and Anne Adams Williams, both as trustees.
30 Daggett Ave. sold for $2,195,000 on Aug. 19. The sellers were Gary G. Girotti and Sarah J. Girotti; the buyers were listed as Percival Everett and Danzy Senna, both as trustees.
86 David Ave. sold for $175,000 on Aug. 18. The seller was Marilyn Susan Yas, as trustee of the Marilyn Susan Yas Trust; the buyer was Martha's Vineyard Bank.
202 Lake St. sold for $150,000 on Aug. 17. The seller was Jamie Wells; the buyer was Operative Bank.
The remaining three recorded transfers, an unaddressed Tisbury parcel, 41 Hagerty Dr. and 111 Daggett Ave., did not disclose a sale price.
NEIGHBORHOOD BREAKDOWN Daggett Avenue had two recorded transfers in the period: 30 Daggett Ave. at $2,195,000 and 111 Daggett Ave. with a price not disclosed. No other street had more than one recorded transfer. By price tier among the four disclosed sales, two topped $2 million (139 Main St. and 30 Daggett Ave.) and two fell under $200,000 (86 David Ave. and 202 Lake St.). The three undisclosed-price transfers were spread across an unaddressed Tisbury parcel, Hagerty Drive and Daggett Avenue.
MARKET NOTES Beds, baths and square footage were not available in the deed records and are omitted. Trusts appeared as a party, buyer or seller, in three of the seven transfers: the 139 Main St., 30 Daggett Ave. and 86 David Ave. deeds. An LLC was the seller in the top-priced Main Street sale and the buyer in the undisclosed-price Hagerty Drive transfer. Banks were listed as the buyer in both of the period's lowest-priced, disclosed sales, Martha's Vineyard Bank at 86 David Ave. and Operative Bank at 202 Lake St. One recorded document listed "Certificate of Death" as the grantee, with Susan D. Slahetka as grantor, on Aug. 20; this reflects a title-recording document tied to a death rather than a conventional purchase and sale, and no price was disclosed.
