Two Priced Oak Bluffs Sales Both Top $1.2 Million in September

OAK BLUFFS -- Seven property transfers were recorded in Oak Bluffs between Sept. 18 and Oct. 17, but only two carried a sale price in the registry data so far, both above $1.2 million.

MARKET OVERVIEW The Dukes County Registry of Deeds recorded seven transfers in Oak Bluffs during the period, but only two, or 2 of 7, have a sale price posted so far. Among those two, prices ranged from $1,250,000 to $1,390,000, with a median of $1,320,000. The remaining five transfers show no price yet, which is consistent with the registry's typical lag of about a week before consideration amounts post; it does not indicate withheld information. With just two priced sales, the raw count of seven recorded deeds does not by itself indicate whether the period was active or quiet.

TOP SALES The highest-priced recorded sale was 26 Sea Glen Rd., which sold for $1,390,000 on Sept. 21. Charlie DeShazer and Sylvia Thomas Ballinger sold the property to Gordon S. Cameron. Bed, bath and square footage figures were not available in the deed data.

The second-highest recorded sale was 82 Pennsylvania Ave., which sold for $1,250,000 on Sept. 18. Damian Julian Carter and the estate of William Joseph Carter sold the property to Gary Michael Stevens and Sarah Kramer Stevens, as trustees.

Five additional transfers were recorded without a price yet available: 11 Siloam Ave., sold Sept. 25 from Lawrence A. and Mariann C. Hier to the Martha's Vineyard Camp Meeting Association; a property sold Sept. 24 from the Town of Oak Bluffs and the Oak Bluffs Resident Homesite Committee to Jeannette Wells; 48 Tuckernuck Ave., sold Sept. 23; 71 Netock Ave., sold Sept. 22; and 17 Tower Ridge Rd., sold Sept. 22.

NEIGHBORHOOD BREAKDOWN No two sales in the period shared a street name, so no street-level cluster emerged. By price tier, the two sales with recorded prices both fell above $1 million: 26 Sea Glen Rd. at $1,390,000 and 82 Pennsylvania Ave. at $1,250,000.
