West Tisbury Sale Prices Split Evenly at $250,000 and $550,000 So Far

WEST TISBURY -- West Tisbury recorded six property transfers between Sept. 11 and Oct. 10, but only two of those deeds carried a sale price in the registry's records so far, leaving most of the month's market activity still undefined.

MARKET OVERVIEW Six sales were recorded in the period. Of those, two have a price on file: $250,000 and $550,000, for a combined range of $250,000 to $550,000. The median of the two recorded prices is $400,000. The other four transfers have no price yet; that typically means the figure has not reached the registry's data, which usually happens within about a week of recording, not that a price was withheld. With only two of six sales priced, the data available this period is too limited to characterize the month as active or quiet relative to prior periods.

TOP SALES 139 Oak Lane sold for $550,000 on Sept. 14. The sellers were Griffin Gardner and Leila Gardner, as trustees; the buyer was Martha's Vineyard Bank.

105 Otis Bassett Road sold for $250,000 on Sept. 14. The seller was Maribeth Macaisa; the buyer was Martha's Vineyard Bank.

The remaining four recorded transfers have no price yet available: a parcel listed simply as West Tisbury, recorded Sept. 25, from Options in Education Inc. and the Town of West Tisbury to the Martha's Vineyard Commission and Options in Education Inc.; 23 Crow Hollow Road, recorded Sept. 22; 47 Island Farms Road, recorded Sept. 21; and 44 Forest Road, Site No. 29, recorded Sept. 16.

NEIGHBORHOOD BREAKDOWN No two sales in this period share a street name. By price tier among the transfers with recorded prices: one sale fell in the $500,000-to-$1 million range (139 Oak Lane, $550,000), and one fell under $500,000 (105 Otis Bassett Road, $250,000). The remaining four sales, on West Tisbury (unspecified address), Crow Hollow Road, Island Farms Road and Forest Road, cannot yet be placed into a price tier because no sale price has been recorded for them.

MARKET NOTES Both of the period's priced sales, 139 Oak Lane and 105 Otis Bassett Road, name Martha's Vineyard Bank as the buyer. The deed data does not indicate the reason for either transfer.

Several of the six recorded transfers appear to involve the same parties on both sides of the deed rather than a sale between unrelated buyers and sellers. At 23 Crow Hollow Road, Jennifer Bates transferred the property to herself as trustee. At 47 Island Farms Road, Robert E. Heaphy transferred the property to himself and Darla C. Kost. At 44 Forest Road, Site No. 29, Seven Gates Farm Corp. transferred to Robert A. Vigoda as trustee and the Forest Road Realty Trust. The deed data does not indicate why these transfers occurred.

The Sept. 25 transfer recorded simply as West Tisbury involved Options in Education Inc. and the Town of West Tisbury as grantors and the Martha's Vineyard Commission and Options in Education Inc. as grantees, a transaction among municipal and nonprofit entities rather than a residential buyer and seller.

Beds, baths and square footage are not available from the deed records for any of the six transfers.
